Bhutani CyberPark: what a Grade-A office address is really worth

Grade-A is a label, not a guarantee. Here is what we check before we put a commercial floor in front of a client, and what the rental maths actually looks like.

Bhutani CyberPark: what a Grade-A office address is really worth

Blog details

Most first-time commercial buyers come to us with a rate per square foot and a rental yield someone quoted them over the phone. Both numbers are usually right in isolation and misleading together, because neither says anything about who will actually sit in the building.

An office address earns its rent from tenants, and tenants choose on three things: the commute, the floor plate, and whether the building will still be well run in five years. Everything else is marketing.

What a Grade-A address actually buys

Grade-A is a market convention, not a certification. In Noida it generally means a floor plate above 20,000 sq.ft, power backup on the full load, a lift ratio that does not strand people at nine in the morning, and a facade that a listed tenant is willing to put on their letterhead.

What it does not promise is occupancy. We have seen two towers on the same stretch of the Expressway, finished in the same year to the same specification, sit twenty points apart on tenancy — because one signed an anchor early and the other waited for a better rate.

Where the yield really comes from

A commercial floor pays you in two ways: the rent it collects and the price the next buyer is willing to pay. Both are set by the same four things, and none of them appear in a launch brochure.

  • Approvals before anything else

A Grade-A label means nothing without the occupancy certificate, fire clearance and the sanctioned plan matching what is built.

  • Who the neighbours are

An office block fills on the strength of its anchor tenants. One multinational on a nine-year lease changes the whole rent profile.

  • The real carpet area

Loading factors on commercial floors run 35–45%. The rate per sq.ft sounds competitive until you price the usable area.

  • Exit, not just entry

Resale depth matters more than launch pricing. Ask how many units in the previous phase have actually changed hands.

Run those four honestly and the gap between a 6% yield and a 9% one usually explains itself before you have looked at a single payment plan.

What we always check

Before any commercial project reaches a client’s shortlist, it goes through the same list. If a project fails on two of these, it does not make the list at all.

  • The developer’s last three delivered projects, and how late each one ran
  • Whether the land is freehold or leasehold, and how many years are left
  • The maintenance rate per sq.ft, and who sets it after handover
  • Committed rental schemes — who pays if the tenant walks
  • Parking ratio, because a short-parked building loses tenants first
  • RERA registration number, and the quarterly progress filed against it

None of this is exotic diligence. It is the work a buyer would do themselves if they had the time and the access — which is the whole of what an advisor is for.

If you are weighing a commercial purchase in Noida or on the Expressway, send us the project name. We will come back with the approvals, the tenancy position and a rent band you can check against the market, in writing.
